Reservations & Pricing
Are you currently accepting reservations?
Yes. We are currently accepting reservations for residences at The Archie, and some residences have already been reserved. You can explore current availability, floor plans, pricing, and residence locations online. Click here to use the Residences Tool.
How do I reserve a residence?
Use the Residences Tool to find the residence you are interested in, then select the option to reserve it or contact the sales team. You can also call or text 406-540-9020, and a team member will walk you through the reservation process. Click here to use the Residences Tool.
What happens after I reserve a residence?
After you reserve a residence, the process is straightforward:
Complete the Buy-Sell Agreement and make your initial earnest money deposit.
Review The Archie condominium declaration when it is ready.
Receive monthly email updates throughout design, permitting, pre-construction, and construction.
Make three additional earnest money deposits at key project milestones, totaling 15%.
After the certificate of occupancy is issued, the residence will be professionally inspected by an independent third party, followed by your walkthrough and blue-tape inspection.
Complete closing and move in.
Where can I find prices?
All current pricing can be found on the website using the tool on the “Residences” page. Use “Map View” to browse residences by level and location, or use “List View” to see every available residence and its pricing. Select any residence to view its floor plan, details, and availability. How much earnest money is required?
The earnest money schedule is currently anticipated as follows:
1% when you reserve a residence
An additional 3% when the project is submitted for a building permit
An additional 6% immediately before construction begins
The final 6% at topping out, when construction is approximately halfway complete
Total earnest money is 10% before groundbreaking and 16% overall.
The Buy-Sell Agreement and Addendum will govern the exact amounts, timing, and terms.
Can I work with a real estate agent?
Yes. You are welcome to work with the real estate agent of your choice, and we offer 2.5% buyer-broker compensation. Our recommended agent is Tyler Eisenzimmer with PureWest Christie’s International Real Estate. Tyler represented about half of the buyers at The Reed and will have direct access to the developer and the construction site. Tyler is also offering buyers he represents a fully installed washer and dryer set as a closing gift.
The Project & Residences
Is The Archie part of Higgins Waterfront?
Yes. Higgins Waterfront is the overall district, and The Archie is its residential component. The Archie includes up to 80 residences offered for sale. Higgins Waterfront encompasses the residences, hotel, retail, restaurants, rooftop bar, and parking on the site.
What types of residences are available at The Archie?
The Archie offers three primary residence types. Most of the building consists of standard single-level residences, primarily on Levels 2 and 3. The penthouses are located on Level 4 and feature higher ceilings with no residence above them. The project also includes distinctive two-story, townhome-style condominium residences.
What appliances are included?
Every residence includes a Bosch appliance suite. Buyers may upgrade to Thermador, select certain larger appliances, or add bar appliances. Details and available options can be found in the Selections and Additions Brochure. Click here to view the Selections and Additions Brochure.

What are the townhome-style residences?
The townhome-style residences are condominiums designed to feel more like single-family living. Each is two stories, with the kitchen and living areas on one floor and the bedrooms on the other, creating a layout designed for entertaining. The north-facing townhomes on Levels A1 and A2 have North facing downtown and river views, with the kitchen and living areas on the upper floor to take advantage of those views. They also include private patios and private entrances. Five additional townhome-style residences span Levels 1 and 2; the east-facing Townhomes on level 1/2 include private, fenced patios with east river and Mt Jumbo views. Townhomes on Level 1/2 that front Fourth Street also have private entrances.
How many floors does The Archie have?
Because the site slopes toward the Clark Fork River, the north and south sides of The Archie show different portions of the building. From the north, along the Clark Fork River, the building appears as six stories: two levels of townhomes with four levels above. From the south, along 4th Street and Higgins Avenue, the townhome levels are no longer visible, so the building appears as four stories. Click here to use the Residences Tool.
Which residences have river views?
The easiest way to see which residences have river views is to use the interactive tool on the “Residences” page. Click “Map View” at the top of the page, filter by level, and select a residence to see where it is located on the site and the direction and views it will have. Construction
When is construction expected to begin?
Construction is currently expected to begin in Q2 2027.
How long is construction expected to take?
The current construction timeline is approximately 18 months.
HOA & Residence Use
How much are the HOA fees?
HOA fees will be based on each residence’s proportionate share. The specific allocation and additional details will be included in The Archie condominium declaration, which is expected to be provided to all buyers within the next few months as the design work progresses.
Are short-term rentals allowed?
Short-term rentals would either be prohibited or limited to no more than 60 days per calendar year. Final requirements will be established in The Archie’s condominium documents.
Parking & Storage
Where is the parking?
Two levels of underground parking, A1 and A2, are located below Level 1.
How many parking stalls can I lease?
Each residence will have the opportunity to lease up to two parking stalls. A third stall may also be available, subject to availability.
How much will parking cost?
Parking will cost approx $150 per stall, per month.
Will there be EV charging?
Yes. The parking garage will include community EV charging stalls with designated chargers. The HOA will be able to add more EV charging stalls over time based on usage and demand.
Will storage be available?
Yes. Storage will be available for lease in the parking garage.
Condominium Documents
What is a condominium declaration?
A condominium declaration is a principal legal document that establishes the condominium and explains how it will operate. It typically identifies the units and common elements and addresses ownership interests, maintenance responsibilities, assessments, insurance, use restrictions, voting rights, and the authority of the homeowners association.
When will I receive The Archie condominium declaration?
The Archie condominium declaration is expected to be provided within the next few months as we continue through the process.
Do I have time to review the condominium documents?
Think of this as a standard document-review period. Under Montana law, you have 72 hours after receiving certain required condominium documents to review them before the Buy-Sell Agreement becomes effective. During that period, you may decide not to proceed and withdraw without penalty. If you continue, the agreement becomes effective after the 72-hour period according to its terms. The Buy-Sell Agreement and Addendum will explain the exact process.
